HIP Process
You decide to sell your property and approach HIPSEAL for assistance. HIPSEAL will then refer you to an Estate Agent and also to a member firm of Lawyers which will be able to prepare a HIP for you so that the property can be placed on the market for sale as quickly as possible

The Estate Agent takes the property details from you and the firm of Lawyers contacts you to take your instructions and arranges preparation of your HIP

Once the Lawyers have received your formal instructions they will start preparing the HIP

A Domestic Energy Assessor will be instructed to carry out an energy performance assessment of your property on your behalf

The Domestic Energy Assessor attends your property and carries out his assessment

The Lawyers receive results of the energy performance assessment together with the results of other required searches they have initiated as well as copy title documentation and other required papers so that they can compile your HIP

HIPSEAL will complete preparation of your HIP and advise you when it is ready. They will provide the Agent with the HIP, in hard copy and electronically on CD in order that you can immediately put your Property on the market for sale. A Copy of the HIP will also be given to you on CD

The Estate Agent will provide interested Buyers with a copy of the HIP so that they can decide whether to make an offer. If you accept an offer and the sale is agreed subject to contract the Agents will notify your solicitor in the usual way and the Buyer will pass the HIP to his or her solicitor to complete the legal formalities
